Cohosting, on the other hand, is more like a helping hand. You’re still involved in the day-to-day, and we support you with specific tasks like guest communication or cleaning coordination.

 

Bottom line?
If you want to stay hands-on, cohosting might work. But if you want true passive income and a team that treats your property like a business — full-service management is the way to go.

    We handle everything: guest communication, bookings, pricing strategy, cleaning, maintenance, reviews, restocking, and even furnishing advice. It’s full-service, hands-off management.
  • How much does full-service management cost?
    We typically charge a percentage of 20% - 25% of the monthly booking revenue. Rates vary based on the property and services required. We’ll provide a transparent quote during your consultation.
  • Will I still have access to my property?
    Yes! You’re always the owner. If you want to use the property for personal stays or for friends and family, just let us know — we’ll block off the calendar for you.
  • Are there minimum rental or availability requirements?
    Nope — we don’t believe in strict availability rules. Whether you rent your property year-round or just seasonally, we’ll work with your schedule and goals. You’re always in control of your calendar.
  • How do you price my rental?
    We use dynamic pricing tools, local market data, and our proprietary self-made seasonal rate calendar to adjust rates frequently, ensuring your property earns the most it can year-round.
  • Do you take care of cleaning and restocking supplies?
    Yes. We coordinate professional cleanings after each guest stay and restock essentials like toiletries, paper goods, and coffee supplies.
  • Do you charge a management fee for cleaning?
    No. Expenses like cleaning, damage protection, and restocking supplies are considered pass-through costs. Our professional cleaners quote each listing for turnovers, and we bill you exactly what they charge — with no markup or added fees.
  • What happens if something breaks or a guest causes damage?
    We manage maintenance requests and guest-related damages swiftly. We handle claims through platforms like Airbnb or VRBO, and work with local vendors to fix issues fast. We also offer damage and bed bug protection with our service.
  • Where do you list my property?
    We list your property on BourbonRentals.com, Airbnb, VRBO, Google Vacation Rentals, and other major booking platforms. All calendars and rates are synced to avoid double bookings.
  • Do I get performance updates?
    Yes. You’ll receive monthly reports with revenue, occupancy, reviews, and insights — so you always know how your property is doing.
  • Do you handle taxes, permits, and compliance?
    It depends on the booking platform and the jurisdiction. We do not give legal or tax advice, however we will help you ensure your property meets local short-term rental regulations and can assist with permitting and tax collection setup.
  • Why choose full-service over managing it myself?
    Most owners who switch to professional management see higher income and better guest reviews — all while spending zero time dealing with the stress.
  • What do you handle as a cohost?
    We support you with key tasks like guest communication, coordinating cleaning, pricing guidance, and listing management. You stay hands-on with ownership, while we take care of the details you’d rather not deal with.
  • How is cohosting different from property management?
    With cohosting, you still play an active role in running the rental (handling payouts, maintenance/repairs, supplies re-stocking, and other certain decisions), while we serve as your expert partner. Property management is more “hands-off” — cohosting is more collaborative.
  • What does cohosting cost?
    We charge a lower percentage than full-service management because you’re still involved. Typically between 10% - 15% of revenue.
  • Will I still communicate with guests?
    If you prefer to, yes — but most cohosting clients have us handle all guest messages. It’s up to you how involved you want to be.
  • Do you help with pricing strategy?
    Absolutely. We monitor the market and use pricing tools to help you earn more. You’ll always have the final say, but we’ll make smart, data-driven recommendations.
  • Are there minimum rental or availability requirements?
    Not at all. You decide when your property is available, and we’ll support you however often you choose to host. We’re here to help — whether it’s full-time or just a few weekends a year.
  • Who coordinates cleaning and maintenance?
    We can handle scheduling and communication with cleaners and maintenance providers, or we can work with your existing team. Flexibility is the name of the game.
  • Do I need to pay for listings or software?
    No — we use your existing Airbnb (or VRBO) account and listings. You retain control of your listing, payouts, and reviews, while we help optimize everything behind the scenes. Your listing will be imported into our property management software and added to BourbonRentals.com.
  • Can I stop cohosting services anytime?
    Yes. There are no long-term contracts required. We believe in earning your business each month with great service.
  • Do you offer onboarding or setup help?
    Yes! We’ll help you fine-tune your listing, improve photos and descriptions, and optimize your calendar, even if your rental is already live. You can schedule a free information or onboarding virtual meeting here
  • Do you charge for cleaning?
    It depends. If you coordinate your own cleaning team, you will pay them directly. If you choose for us to coordinate cleanings for you, we will pay the cleaners directly and charge a markup for their services.
  • Who is cohosting best for?
    Cohosting is ideal if you want expert help but still want to stay involved — or if you’re just getting started and want guidance without giving up full control.
